BRRRR Method Explained: How to Finance Buy, Rehab, Rent, Refinance, Repeat
The BRRRR method is one of the most popular strategies in real estate investing — and the right financing is what makes the whole cycle work.
What Does BRRRR Stand For?
Buy, Rehab, Rent, Refinance, Repeat. It’s a strategy where you buy an undervalued property, renovate it to force appreciation, rent it out, refinance to pull your capital back out, and then repeat the process with the next deal.
Step 1 — Buy
You acquire a distressed or undervalued property, usually with short-term financing like a bridge or fix and flip loan since the property won’t qualify for conventional financing in its current condition.
Step 2 — Rehab
You renovate the property to increase its value and make it rent-ready. Your renovation budget and timeline are critical here — overruns eat into your returns.
Step 3 — Rent
You place a quality tenant and establish rental income. This is important because the next step depends on that income.
Step 4 — Refinance
Once the property is stabilized and rented, you refinance into a long-term DSCR loan based on the new, higher value. If you’ve forced enough appreciation, you can pull most or all of your original capital back out.
Step 5 — Repeat
With your capital recovered, you move on to the next property and run the cycle again — building a portfolio without needing fresh cash for every deal.
Why Financing Is the Key to BRRRR
BRRRR lives or dies on two loans: the short-term acquisition/rehab loan and the long-term refinance. Working with a lender who understands the full cycle — and can line up both ends — is what keeps the strategy moving.

Post #14Title: Ground-Up Construction Loans for Real Estate Investors
Sometimes the best investment opportunity isn’t an existing property — it’s building one from scratch. Ground-up construction loans make that possible for investors.
What is a Ground-Up Construction Loan?
A ground-up construction loan finances the building of a new property from the ground up — covering land, materials, labor, and soft costs. Funds are typically released in stages, called draws, as construction milestones are completed.
How Draws Work
Rather than receiving all the money at once, you receive it in installments tied to completed phases of construction — foundation, framing, and so on. An inspection usually verifies each phase before the next draw is released.
What Lenders Look At
Your experience as a builder or investor, the project budget and timeline, the projected value of the completed property, your plans and permits, and your financial strength. Experienced builders get better terms.
Construction to Permanent vs Construction Only
A construction-only loan covers just the build and must be paid off or refinanced when complete. A construction-to-permanent loan rolls into a long-term mortgage once the property is finished, saving you a second closing.
Who Uses These Loans?
Investors building rental properties, spec home builders, developers of small multifamily, and investors in markets where new construction pencils out better than buying existing inventory.
